Indonesian KPR (Kredit Pemilikan Rumah) uses two interest rate periods: a fixed rate for the first 1â5 years, then a floating rate tied to the bank's SBDK (Suku Bunga Dasar Kredit). This calculator shows your cicilan for both periods and the total cost, so you can plan for the payment change when the fixed period ends.

What is the difference between KPR and a standard mortgage?
Indonesian KPR has a fixed rate for 1â5 years, then switches to a floating rate. Standard Western mortgages are usually fixed for the full term. This makes KPR payments rise significantly after the fixed period ends â factor this into your long-term budget.
What is the minimum down payment (DP) for KPR?
Bank Indonesia regulations set the minimum DP at 15â20% for a first home, and 25â30% for second/third properties. Government-subsidized KPR (FLPP) may have different requirements.
What is KPR Subsidi vs KPR Komersial?
KPR Subsidi (FLPP) is government-backed at a fixed ~5% rate for low-income buyers, with property price caps. KPR Komersial uses market rates from regular banks.
How is the floating rate determined?
After the fixed period, your rate resets to the bank's SBDK (Suku Bunga Dasar Kredit) plus a margin, which changes with Bank Indonesia's benchmark rate (BI Rate).
